The experience of building individual dwelling
houses for the last 5 years
(You can see on pictures)
showed some
shortcomings inherent in the large number
of cottegers in the suburbs of Minsk
and in the Republic as a whole.

1. Before building a dwelling house it’s necessary to have a project in details for the future owner to be sure that only inner design and architecture of this house will do and only this house can go with the landscape in proper way. It’s preferable to build the ppropriatehouse on the plot of no less than 0.5 acre. You should not be afraid of building a unique house. On the contrary, it makes sence to get a building, which meets all the requirements of future owners. It is also good to know everything exactly before starting the building- how to put furniture in future rooms, of which design and colour it will be, how it will co-ordinate with the whole building. The conclusion is that it is better not to economise while projecting, then you won’t regret about your expenses.

2. A many- stored building is not convenient for putting into operation. Going from the bedroom or from the children’s room to the kitchen or to the dinning-room, you have to go downstairs and upstairs several times a day. Then you realize, that you shouldn’t have built your house higher than your neighbour’s .

3. The first floor is supposed to be an attic. It means that the roof is the ceilling for the first floor. It makes the building be lower, simpler and it helps to economise the expenses on the building and heating because there is no useless garret and the building is smaller. 4. A garage should be build for two cars and not lower than the ground level is. It’s clear that otherwise the entering and departure from it is not convenient, especially in automn and in winter. There is also no sence in saving 15 m2 and keeping the second car outside.

5. The foreign experience proved, that the economy of expenses for heating by regulation of warmth on each floor or even in each room is effective. The system of heated floors is used, despite the expenses on its setting up are as twice as much in comparison with the traditional cast-iron radiators. But when you use this new system for a few years, the economy makes the expenses equal. We can’t but mention that it’s more comfortable and design is better. Besides, we are planning to use the effective and light insulators to obtain the minimum loss of heat through the roof and walls.

6. It’s preferable for one firm to be in charge of building the whole house from the foundation ditch to decoration. Then no problems with the defects clearing, the riggers can claim the builders and everything is done without delays. It’s possible to build the house (300 - 400 m2) for 6-8 months and even quicker in spring- summer period.
